Harbour Equity Capital Corp provides equity capital to experienced real estate developers throughout Canada by way of traditional joint ventures, preferred equity, and other hybrid structures. We invest in ground-up and value-add opportunities, either at the time of land acquisition or later in the development process, within a broad range of asset classes, including for-sale residential, apartments, student housing, retail, office, and industrial. Since 2011, Harbour Equity has deployed over $300 million to 60+ joint venture investments across Canada.

The Director will be a key member of the Investments team, taking a lead role in the underwriting of real estate development opportunities and quarterly/annual investor reporting. The successful candidate will have strong interpersonal and communication skills and demonstrate the ability to operate in a fast-paced environment with numerous competing priorities and reporting deadlines.

Duties:

• Build, analyze and evaluate complex financial models, cash flow forecasts and sensitivity analyses and write reports and recommendations
• Examine and analyze the feasibility of real estate investments, including review of project budgets, revenue forecasts, cost consultant reports, loan documents, construction contracts, draw requests, and other relevant financial information
• Undertake due diligence on joint venture opportunities, including review of municipal planning status, environmental and geotechnical consultant reports, financing terms, joint venture partner experience and background
• Review and analyze market data to support proforma revenue and cost assumptions
• Structure joint venture deals and draft term sheets for investment opportunities
• Draft investment memos and presentations for internal Investment Committee approvals
• Manage joint venture closing process on completion of due diligence process
• Review legal documentation for joint venture partnerships
• Evaluate the potential sale of existing assets
• Analyze investment returns at the project and consolidated fund level
• Manage relationships with joint venture partners and attend team meetings
• Prepare investor communications including quarterly/annual reports



Requirements:

• Bachelor's degree in Architecture, Engineering or Finance
• Master's degree in Business Administration or Real Estate
• 6+ years of relevant experience in the real estate industry
• Ability to take initiative and work independently on multiple projects simultaneously
• Team player with the ability to work well and closely with various team members
• Excellent communication skills, both written and verbal
• Strong organizational and time management skills
• Proficient in the Microsoft suite of products, including Word, Excel and Powerpoint
