Duties:

The Construction Manager/Director is responsible for overseeing the design, construction, and warranty handover of all EllisDon developments’ (EDD) residential projects to ensure projects are completed in accordance with design, budget, and schedule objectives. The role includes interfacing with investors, EllisDon Residential Construction leaders, consultants, service vendors and other project stakeholders. Performs all functions and responsibilities in compliance with the EllisDon values and beliefs.

Moreover, the Construction Manager/Director is responsible for the following duties:

• Represent EDD in all matters relating to design, quality, budgeting, permitting, construction, and warranty of EDD development projects. Act in the capacity as Owner’s representative to manage the successful delivery of the projects.
• Engage with ED Residential construction in all budgeting and costing exercises to optimize project revenues together with managing appropriate quality objectives for the project. Participate in all procurement processes and tender negotiations/contract awards in association with ED Residential.
• Work closely with other members of the EDD team to manage the project (Development Manager, Sales Manager, Finance Manager).
• Engage appropriate consultants and vendors for all required inspection and testing services.
• Cost forecasting/contingency and cash allowance expenditures – Develop and maintain cost tracking (ledgers) to ensure all budgeting and costing remains on track. Prepare and provide regular project budget reporting updates to the project board.
• Provide direction, recommendations based on experience to planning, scheduling, and engineering functions as required.
• Develop a strategy to ensure project financial goals are achieved and to mitigate risk. Develop and maintain a risk register of issues.
• Plan and prepare, in consultation with ED Residential, Pre-construction schedules, baseline construction schedules, procurement schedules, commissioning and PDI schedules.
• Performance reviews of ED Residential – Conduct in timely manner, quality of feedback, provide guidance in creating development plans, proper follow-up and next steps.
• Communicate schedule and challenges effectively to the EDD team, and project stakeholders.
• Internal Project Reviews (IPR) – Ability to adequately complete reports on a regular basis (monthly).
• Lead negotiation of claims/disputes with the ED Residential and subs/suppliers.
• Ensure project safety standards and environmental programs are always adhered to in consultation with ED Residential.
• Participate in other development and construction opportunities which the EDD team are building or pursuing.
• Relationship and team building.
• Coaching and development of the team to ensure project moral is maintained throughout the project.
• Active in the industry by networking and participating in events, etc.
• Develop and implement quality control programs
• Hire and supervise the activities of subcontractors and subordinate staff.
Requirements:

• 7-10 years of supervisory experience in residential construction
• Project management experience is required
• Thorough knowledge of all aspects of construction (estimating, technology, equipment, methods); company policies, procedures, and standards, union jurisdiction, labor agreements and negotiations essential
• Excellent communication, organizational, supervisory, and planning skills are required
